Checkout Rentmystay. They dont charge brokerage, deposit is 50k and they have furnished 1bhks. I got my 1bhk for 22k from there and the building is less than a year old.

There are a lot, instead of asking here (which won't give you any results) , i would advise you to scope out nearby places on 2 wheeler, you will definitely find quite a few.

But I end up calling brokers - from the ads on these buildings..any ways to find owner's contact?

The best way is to post your requirement on flat and flatmates on Facebook l. Mostly people post there and mention if brokerage is applicable.

Your budget is high if you are looking within 15 km of bellandur. I will suggest you to look into bommanahalli/roopena agahara/jp nagar/jaya nagar/vijaya bank layout. You will get good 2 bhk in 20-22k.

There are less 1 bhk in gated society. Try searching through nobroker app. Go visit the property and then take a walk in all nearby societies/localities

Few points based on my experience:

  1. 1BHKs are in general fewer than 2/3BHKs, and finding gated communities with 1BHKs will be even more harder. Would recommend you to either go for 1bhk in stand-alone apartments or sharing flat with others in a 2/3/4bhk in a gated community
  2. Curious as to why max 3 year old criteria. Again, you are reducing your pool by doing this. There are tons of 10 year old properties which are very well maintained. It's not like you are buying this or gonna stay lifetime
  3. There are a bunch of flats and flatmates groups on fb, using which you can avoid brokerage (both kind of properties are posted in most of the popular groups)
  4. I moved into a 1bhk last year and furnished it over time. Would say start with basics, then add on things every month/other month, look out for budget brands online and keep an eye on sale periods Hope this helps. Happy house hunting!
