Why do all owners do rental agreements for 11 months only ?

11 month+ lease has stamp duty charges, agreement registration etc needs to be done, which the owner doesn't want to bear. It also gives them the flexibility to increase rent as per their wish or to get a new tenant at a higher rent.

Because the moment a lease is for one year, it needs to be registered which creates additional hassles for both the tenant and the landlord
