- Lack of capital.
- No job security so fear of taking huge loans.
- Quality of construction of apartments are pathetic. Leakage and cracks in less than 3years. Same goes with contractors. Lots of scams and they suck all the money.
- Most of the real estate is overpriced. If government creates more cities these prices would be distributed.
- If you are middle class you are locked until you payoff the debt. To pay off the loan many sacrifice their lifestyle. Work more pay off the loan earlier. Some people burnout due to this.
- If your parents are dependent on your income it becomes even more difficult to manage spouse, kids and parents.

Low capital, Fear of debt, High tax, 0 generational wealth
The most common reason is corruption in the real estate market, and mispricing by sellers across the table. Very common to have folks ask for 10+lakh of my hard earned, tax paid cash in black.
Until the rot in the system is resolved (unlikely since most builders have close ties to MLAs/MPs and politicians ... Eg. Remember Pune Porsche kid) or there's a massive correction, everyone is just being scammed at some level
