Kisi fraud k chakkar m n pad jana bhai. Keep eye on following if buying plots in Noida Gr Noida
- If it is a residential plot the layout should be approved as per respected authority Noida or Gr Noida.
- Don't go for agricultural land in name of "Bhayya colony pass ho gyi h, itne chaude road h, light b 24hr h". Do not buy if it is mentioned as agricultural land. (Authority has plan to acquire the agricultural land in upcoming masterplans and would demolish any construction)
- If buying in any residential town/village, ask for last two-three owner's registry papers.
- Cross check the electricity bill of property, here in NPCL bills they clearly mention if plot/property is disputed.
- Also cross check if land is nearby a pond/green area. (There are ongoing cases in NGT for Noida to clean up these areas - can happen anytime)
- Don't go for plots beyond the pushta (On yamuna or hindon - every two years authority demolish them as they are prone to drowning - doob chhetra).
Best options - go for YEIDA Yamuna Authority auctions or regularly look for Noida & Gr Noida authority website as they auction defaulter/abandoned plots
