These rents are too high.
For context 22 m and I lucked out getting a 2bhk with my friend for 48k. So the rent of 24 was nice and the house is furnished and decent. Now he unfortunately is shifting cities and I am bout to pay 40k for a shirty small 1bhk. These rents are outrageous!

8 have considered it but pg are just very small. I need atleast some space. Like my most basic requirement is like 450 sqft carpet area. And pgs don't have that at all. Usually 😢
48k for 2 bhk is normal for mumbai, and you mentioned that you live near Nirlon, so that's expected.
I pay 60k for 2bhk in borivali. but it is fully furnished.
40k is too high near Nirlon.
Broker is making a fool out of you.
The average rent is 27-30 k.
