Suggestions for buying a house in Bangalore
Hello folks, I want suggestions from you'll as I plan to buy a house in Bangalore. I don't see myself leaving the city anytime soon and I am fed up with the tenant owner scenarios here. Though my preference is a gated society, my budget is that of a standalone building with security. Places I had in mind are Bellandur, HSR, Koramangala and Indiranagar. Do you know of societies or have invested recently in real estate that can be bought? Any good societies that you would recommend? My future goals are simple. I want to have a house, a car, a couple of bikes and some money to retire so not with the mindset that I would buy a better house later on.

I'm curious, at what age/yoe does one start thinking about buying a house etc? Just starting out my career.

Thank God there are folks who don't just come to take out their frustration here. I think it is more of a mindset. I have been in Bangalore for many years now. I started thinking about it when I had been here for only two years but wasn't sure if I would continue in the city. Then I thought about it during Covid when the prices were way cheaper but then went home and was again confused. And now is the third instance. But then, I am also sure this time because I want to finally settle down.
Good goals buddy. Bangalore is a lovely place to settle in! I’ve been here since 2015 and explored other cities like Pune, Delhi, Hyderabad. Nothing beats this city. We all have the same dreams like yours. It’s a good time to invest in properties if you plan to settle down here.
Checkout Casagrand Casablanca. I’ve booked a 3BHK over there last year. Roman themed 18 acre posh society under construction, ETA 2027 end.

Just my personal 2 cents: HSR, Bellandur and Koramnagala already over priced. Any specific reason not to look outskirts, as the city explanding rapidly and you want to stay after retirement.

I am pretty young and all the companies I have worked in and even will work are near these areas. I don't want to move to the outskirts and do a 2 hour travel per way every day. Hence, the choice as I will be working for the next 20 years minimum

With that budget go for premium builders. Sobha/Prestige/Sattva. But I doubt you will get at your desired location.
Check on water source it's bore/tanker/Kaveri. Before buying verify the documents with lawyer. Ask on how they manage STP. Load sanctioned 3/4 kv and on power backup. You mentioned different vehicles so check on parking availability as each flat will have their respective parking space.
Ask the builder on registration of the property whether e khata has been done or not, when the registration will be done.

Bhai the areas you have selected, even basic standalone building apartment will cost upwards of 1 cr. I would suggest to wait for may be few more years till orr metro completion and then check according to best commute feasibility. Also in the long run you have to check nearby schools also as that takes priority over office commute

Do not take in gated society. If still thinking then read all the rules for example if you need car ev charger some may not approve and even after owning home you would be abiding by their rules which won't look you own but someone lives by their rules. Now it depends if you buy small apartment or individual its still better

By individual do you mean house with land? I don't think such areas are even remaining in Bangalore

A sane advice here as a homeowner. Bellansur has a flooding problem. HSR is too pricey. Indiranagar might be outta your reach cause it crosses 2Cr easily for 2 BHK.
Your best bet is south bangalore and also peripheral areas of koramangala, where you can get a 2BHK flat in an individual building for 80 - 90L . @Foo_bar

Why don't you see flats for resale in those places? May be you'll get it for 1.5 Cr. A gated society will be better. In case of any legal issues, the society will have enough money and people to handle it. See if it's close to main road or metro. Proximity to good schools and recreational or extracurricular activities is important. I feel children need a lot of friends, so a large society will be better.

Umm.. I don't want children
