Should I buy now vs later

In phase 1 of the society, I am getting a ready to move in flat at 11500 rs / sq ft vs a new flat at 12000 rs/sqft which I will get 3 yrs down the line.

Rent in same society is 30k per month. Which option should I choose and why

First - do you have a budget for emi + rent. Secondly - give weightage to location, flat quality, society maintenance in case of buying. Third - most important builder reputation for new construction, to get timely delivery
