Has anyone invested in property via REIT how are the returns and overall performance compared to other property investment.
Embassy REIT looks promising with several good and already occupied tech parks being part of the portfolio.
these investment or even diversification makes sense only for HNI/UHNI... Not for working class /salaried people. if ones free cash avl is less than 2 crore- basic FD/ Mutual fund/Gold/Silver are more than enough. 2-5 cr - start adding individual equity portfolio/Pension plans More than 5 crore, one needs all this REIT,PMS etc...
This whole SIP and market related investment craze came up after 2020. its a ZIRP phenomenon.
Good for overall asset allocation in the portfolio.
I have been investing in rites since 2020, nothing risky I found yet, rent payout is quarterly and around 3-5%. Appreciation is 5-7% per year.
