Random 4L investment in real estate primed for 50L in a few years

Funny story: Parents bought a piece of land (roughly 10k sq ft) from a real estate company that later turned out to be fraudulent (founders jailed) in outskirts of our tier 2 hometown like 10-12 years ago and kinda forgot about it. Some of the plots sold were legitimate though.

When the scam unfolded, we checked and realised ours was legitimate. Just had to pay taxes and provide documents of ownership which we found after digging around in the house.

That area is developing fast with the city expanding to outskirts. In 10-15 years it should hopefully be worth 1Cr or more.

Tl;Dr : Check every tier 2 and 3 city for real estate opportunities near the outskirts for less than 25 lakhs. Flats are stagnant in appreciation but land especially around highways and metro stations is appreciating well. You do need to be vigilant about protecting it too with frequent checks and security provisions. Don't want to get khosla uncled 😂

Maharashtra, UP, Telangana, Karnataka are good places to start the search. Better if it is your home town or near it.

Yeah Indore market is hot right now, same for Raipur I heard.

It's in Maharashtra is what I can say. Similar opportunities across India though, on every coast and city between metro cities.
