
On road OMR Flat or interior land near chennai?
I have to choose between 1 ground land in Potheri interior (near Guduvanchery) and 1150sqft flat on OMR (like casagrand). Which one hasbest ROI in next 10 years! Both are same price and both for investment!

Flat in omr with more UDS(this will be there for apartments which have limited flats).. land is the best investment but flat with 40% above uds is also better option.. 1.Land value increases exponentially but u need to invest a lot of time and effort in building it . 2. Flat in a big gated community is big no for investment but u get advantages like kids get a good community exposure, amenities and all works are plumbing electrical work are handled easily through maintenance and u can get ppl easily if ur renting it out 3.Flat with less Units less than 50 units from not big name builders give u higher UDS but amenities are less and maintenance is also easy

Don't fall for Casagrand. They are very good in delaying delivery and poor quality
