I’ve heard Godrej doesn’t even build their own properties, they outsource the work to other companies and simply slap their brand name on it

Almost all cos do that. Land owner, Builder, developer and construction cos are different entity usually.
Lodha, notoriously bad

I see marketing material around their Manyata Tech Park property and Bannerghatta Road one. Crazy price hikes.
The flats in Godrej Splendor, Sobha Dream Acre are so small that it's better to go for small builders with better flats. They are just charging on the brand name now. Earlier flats of these builders were good by which they earned a reputation. Ex: Brigade Metropolis flats are very good. But Brigade cornerstone Utopia very small flats with high price and possession in 2026,27 like that.

12k per square ft has become common rate for these (so called) top builders on sarjapur road that too for 2027 possession.
There is no availability of read to move property on sarjapur road.

Shantiniketan is probably best township in Bangalore
if a builder finishes the flat and gives you , consider them good. Number of years of delay is meaningless. If you book an apartment at launch and if you are able to move in within your lifetime, he is a good builder.
Sobha has good quality construction but their floor plan is too standard.
