Metrics for Web App Performance

Fellow PMs,

What performance metrics do you measure for your web application and what tools do you use for the same?

I am aware of Lighthouse Web Vitals Report by Google, is there any other good alternatives?

Also, Lighthouse doesn't work for apps behind logins, how do you measure in that case?
