Maximize ₹35 Lakhs

My father planning to lease out our property for ₹35 lakhs, with the condition that we'll return the amount at the end of the lease tenure(3 Years). The rent in the area is ₹50,000 per month.

Since this is a refundable lease arrangement, I’m looking for suggestions on how to make the most out of this situation. Are there any strategies or tips to maximize value during the lease period, or things I should consider from a financial or legal perspective?

so that's 6L per year if you give out as rent. that's 20% on 35L. How are you planning to get more than 20% yearly return if you get that lease amount?
