Property if you have good lumpsum amount and you know the real estate where place already where your money will grow and where it will be easier for you or someone close to you to manage the asset else if you don't have it go with SIP. Also to add if you are younger than 30 then you can focus on SIP to build good wealth and later invest some of it in real estate that's another approach

Sips will be better if you're looking at 5-10 year horizon. Real estate as an investment depending on where you are looking to invest may not be as yielding as equity
