Investment in shop
We visited a project in an area of Pune near Mohammadwadi and shops were quoted at 40-45L for 250-200 sqft shop.
If someone were to invest in such shops would there be ROI if the shop gets rented out. Are shops better than 2 bhks let out on rent?

Better to aim for outskirts areas which have cheaper properties and more scope for growth imo. Around upcoming hubs and metro stations over the next 5 years or so.

Commercial Properties are better investment in the long run than residential properties.
There is a youtube video that explains it alot better by a fund manager so you can check the podcast out.
