Do you think property rates will keep rising for another 5 years? They have been rising post Covid for the last two years.

This will rise till India is urban 70-80%. Rate of growth slows. Prices stagnate after a point as builder use new tactics to get demand.
Look at Tokyo as example. Mumbai and Delhi are another mega cluster. Core parts value is high then majority of the area procies range in 10-30% difference.
If I look at Europe and US, the moment population collapse begins, then real estate in city is ticking time bomb.
