Frauds running Bangalore real estate
I purchased a flat in Sobha Dream Gardens in Jan 2024 from Sobha Realty.
Shashi Ranjan (Sobha’s salesman) fudged inventory, showed artificial bookings, inflated prices and promised us a 2L monetary incentive from his official mail.
Being a first time home buyer, i never expected I would be cheated from a so called prestigious or Tier 1 company.
They are shameless people. Every word is a lie. They can swear on their family to cheat you for commissions.
Castle of lies:
- Few days later, I received a call from another salesman. I didn’t disclose I had booked a flat and asked about number of flats remaining, nearly 100% difference. Hence, artificial scarcity.
- We were eyeing another flat bcoz of vastu which Shashi told us was booked (showed us CRM and WA screenshot) but the another salesman told us was available. Hence, artificial booking.
- Price is super inflated (my bad I fell in the trap). 1 CR for ~1000 sq ft. (He told us prices are increasing with every revision, every week or so blah blah). Hence, marketing gimmicks with no real value.
Till today, there is not a penny credited to my account from the 2L promised. He doesn’t pick up my call. I approached his seniors for my incentive - Veena (Team Lead) and Sangeeth Raghav (cluster head). They too are hand in gloves.
There is no professionalism, no customer grievance, no complaint resolution. You will keep on hearing lies and lies from them and none of their bosses will help you.
I warned them I would take them to court. To which, they replied they don’t care saying they have an army of lawyers and management doesn’t care.
They are pricks. No words, official communication, mails etc can stop them from cheating gullible home buyers. It’s in their skin now.
Be aware and alert. Don’t buy anything from Sobha Realty thugs.

You can complain about these in RERA. Expect things to happen in 6 to 7 months. But it works.
RERA is also formed by bringing in some of these builders so nothing is going to happen
I'm sorry to hear that my friend. We recently also regretted buying plot in Pioneer lake. They promise great amenities and payment of 50k/day if developer late in providing khata transfer n etc. everything lie.
I would suggest put the whole story on X and tag sobha. There are good chances that they will take action as they care about reputation. Tag also some minister and Bangalore news etc... Use hastags related to BLR and sobha and real estate.

Sobha is a front for DKS, the current Dy CM Karnataka. In fact, they even built his current residence in Kanakapura.
Real estate in India has always been scammy. The majority of real estate companies/builders serve as fronts for politicians, that’s how they actually make money. They fear no prejudice, no law and no respect no relationships. All this for their paltry commissions.

This is scary.
As a first time home buyer things are becoming difficult day by day in any such city.
