Buying after a lot of proper research, financial budgeting, calculating for unforseen events, yes.

If you buy for emotional reasons, without thinking, then you're just gambling.

And ppl who proselytise buying in town or village,
Are single, no responsibilities, no social circle, don't care about modern schools or hospitals. In a town/village you also don't get to enjoy luxuries of a city which you take for granted.

Just do some common sense research instead of blindly following others' fantasies.

Within the 20 km radius of my village, I have everything that u mentioned. Sometime back I was told 10k for MRI in city which I did in 3k at my hometown, few yrs back my mother s HB dropped drastically other hospitals were selling blood bag for 2.7k which I got at 600.
Talking abt education, my school has some big alumni of today, got each and every college in 20km radius including Autonomous colleges and NAAC "A" grade college. Medical is thr, engg, pharmacy, arts commerce science, agriculture, architecture, and what not.

What luxury i will miss ? Instead I'm missing the luxury of having peace here in the city.
Below is the life I will had earlier in past and will have in coming future. Thr s no traffic issue, good roads, homogeneous society, clean air, clean water, home grown veggies nd pure milk. Own wheat nd bajra.
Fantasies r for ppl who buy for bragging. No way flat is a good investment. Justifying it for an unforeseen couple of bad days is stupidity. ISSUE IS PRICE they're not worth 1 Cr

This opinion hinges on assumption that everyone has an alternative hometown.

Which is not true for many. IMO owning 1 living space is required at the minimum, some people's grandparents grew up in city which they're currently working in, and salary can only afford them a flat there.

That is a fairly one-sided perspective. Personally, I would always choose to buy land. Last year, I purchased a 2,000 sq. ft. plot in Dehradun, though finding a decent size within the city was nearly impossible. I won't be able to build on it for at least five years because the area is still underdeveloped and located on the outskirts. There are simply no options left in the city center, or if there are, they are vastly overpriced. For this reason, I don't see flats as a scam; they are a practical choice for people needing immediate access to basic facilities. If available land were still an option, most people wouldn't consider a flat their first choice.

Honestly the best option is never buying a flat/home in city. But leasing/renting long term. If you like a flat/house and find it for rent. Ask the owner to write an agreement for 5-7 years or whatever king period they are convenient. This makes you stay long enough. And it you really wanna build a home/room which you wanna say proudly yours, i suggest we should build one in our own village, we all are moving to cities and cutting out roots to our villages.

In villages, home building cost is quite less compared to city, plus settling after retirement in village gives you peace + nature surrounded place

Buy a small piece of land in your hometown whr u will retire as in the majority of cases are tier 3 and below. Job locations are uncertain imagine u r paying emi nd rent both. Even if u switch within the city u have to travel extra miles which is exhausting due to traffic. And if in future remote jobs sky rocketed u can have peaceful life at ur hometown with lesser inflation, pollution, good quality of life.
Economic activities keep shifting in cities, ur flat will have on paper valuation but no one will buy coz they'll get new flat in same valuation as that of yours and at new hotspot.
