Long term EMI. In case of a job loss, can you handle the EMI for months.
Land. Squatters. Enough cases in rural areas.
Flat. Maintenance. Finding good tenants. Handling their calls for repairs. Society Board fights.
I think one of the best real estate product is the flats which come under affordable housing policy in Haryana. Under 35L you get a 3 BHK.
Form a groups between friends or office colleagues and form a pool of few crores and talk to tier 1 builder to investment it in their upcoming projects most I have been part of gives 50% off many such Builder like Embassy, Mordern Space, Confident, etc does it.
