Liquidity. You have savings of 50L and put 40L into a downpayment, your savings are locked up.

Long term EMI. In case of a job loss, can you handle the EMI for months.

Land. Squatters. Enough cases in rural areas.

Flat. Maintenance. Finding good tenants. Handling their calls for repairs. Society Board fights.

Form a groups between friends or office colleagues and form a pool of few crores and talk to tier 1 builder to investment it in their upcoming projects most I have been part of gives 50% off many such Builder like Embassy, Mordern Space, Confident, etc does it.
