It's a universal phenomenon that as a city expands, the localities closer to the city center skyrocket in prices and the outskirts are cheaper. As outskirts become part of city over time, the new outskirts are cheaper and the old outskirts are more expensive than before.

I don't see any bubble bursting as the rental yield is still 4% in Bangalore East.
